Our take: Achieve fits a homeowner with a credit score of 600 or higher who wants one fixed rate and a payment that pays down principal from the first month, and who is fine taking the whole line at closing. The trade-offs are the closing fees, which Achieve puts anywhere from $750 to $10,304, and a lowest APR that comes with a long list of conditions. If a monthly payment will not fit your budget, a home equity agreement is the route to price instead.

Achieve HELOC reviews come down to one trade. You get a fixed rate that never moves and a payment that starts paying down principal in month one. In return you take the whole approved amount at closing, and you pay closing fees that Achieve says could run from $750 to $10,304.

Bottom line: it’s a solid fit if you know how much you need and want a rate that can’t change. Get one more quote before you sign. This review covers the rates, fees, draw rules and requirements, all read on Achieve‘s site on October 13, 2026, and near the end there’s a short section on two other online lenders worth a quote.

What is Achieve?

Achieve is a consumer finance brand that sells personal loans, debt tools and home equity products. The HELOC isn’t made by Achieve.com itself. It’s made by Achieve Loans (NMLS ID 1810501), an affiliate, and Achieve.com (NMLS ID 138464) refers you to it. Both are wholly owned subsidiaries of Achieve Company. The referral may give Achieve.com a financial benefit, and you aren’t required to use Achieve Loans for a HELOC.

The company lists its address in Tempe, Arizona. It also offers personal loans through Achieve Personal Loans and debt relief through an affiliate, so the site isn’t only about home equity.

Where is the Achieve HELOC available?

Achieve doesn’t print a HELOC state list. Its HELOC page asks for your state in the borrowing-power calculator, and that’s as close as it gets. The nearest public clue is the licensing page for Achieve Loans, which lists mortgage licenses or registrations in 31 states.

This is a licensing list from Achieve’s licenses page, not a list of where the HELOC is offered. A state missing here is not proof the line is unavailable, and a state on it is not a promise. Your application is where you find out.

If your state matters to you, that’s a real gap. Figure publishes a list of 48 states and Washington, D.C., and Upstart Home Lending publishes 35 states and Washington, D.C. Both are in the compare section below.

How the Achieve HELOC works

At a glance: Achieve’s HELOC is a line of credit secured by your home with a fixed rate. You get the full approved amount in the first draw, pay principal and interest from the start, and could borrow again as the balance comes down during a 5-year draw period.

You apply online or with a licensed Mortgage Advisor. A pre-qualification decision can take as little as 2 minutes. Achieve looks at your debt and income, your home value, your credit score and what you need the money for. In most cases there’s no full in-person inspection, because it uses an automated valuation to set your home’s value.

The initial draw

The full approved loan amount comes out in your initial draw, so you can’t open the line and leave it sitting. Interest runs on everything you take from day one.

Draw period and repayment

Every term carries a 5-year draw period. During it you can pay your balance down and borrow again, up to your limit, as often as you like. After year 5 the line stops revolving and you repay what’s left over the rest of the term. Payments are fully amortized in each period and based on your outstanding principal each month. Achieve Loans asks for principal plus interest from day one, so there’s no interest-only stretch and no payment jump later.

Before you apply: borrow what you’ll use. Since the full approved amount arrives at closing, a bigger line than you need means paying interest on cash that just sits in your account, and Achieve’s origination fee is a percentage of the line.

Next stepSee what you qualify for at Achieve. Pre-qualifying takes as little as 2 minutes.

Achieve HELOC rates

On October 13, 2026, Achieve’s HELOC page advertised fixed-rate APRs of 6.10% to 15.17%, assigned on underwriting. The fine print is where it gets specific. The lowest advertised APR needs all of this at once: a 10-year term, a FICO score of 700 or higher, CLTV of 40% or less, DTI of 15% or less, opting in to ACH autopay (not required to get the loan), and a line of more than $35,000 and up to $150,000.

Pre-qualified offers assume two discounts, autopay and a DTI under 15%, and those discounts come off if you don’t meet the conditions. Treat 6.10% as the best case, not the typical one. Achieve doesn’t publish an average or a median APR.

Rate featureHow Achieve describes it
Rate typeFixed. The rate does not change over the life of the loan
APR range6.10% to 15.17% as shown on Achieve’s HELOC page on October 13, 2026
Lowest APR needs10-year term, FICO 700 or higher, CLTV 40% or less, DTI 15% or less, ACH autopay, line of $35,000 to $150,000
DiscountsAutopay and DTI under 15% are assumed in pre-qualified offers and removed if the conditions are not met. Achieve says other discounts could apply

One more caution: Achieve’s pages don’t say whether the APR includes the closing fees. Ask for the fee total and the APR together in your offer.

What a payment could look like

Achieve doesn’t print a payment example on its HELOC page, so here are the numbers on a $50,000 line, worked out from rates inside its published range. They assume one fixed payment over the whole term and no redraws.

ScenarioRate and termMonthly paymentTotal interest
Lowest advertised APR conditions6.10%, 10 years$557.62$16,914
Achieve’s own savings example11.00%, 15 years$568.30$52,294
Top of the advertised range15.17%, 10 years$811.89$47,427

Calculated from Achieve’s published rates. Closing fees are extra and not in these totals. The 11.00% rate and 15-year term are the ones Achieve uses for its savings example in the HELOC fine print. Payments are fully amortized and based on the outstanding balance each month, so yours could differ, especially if you borrow again.

Read the middle row against the top one. A longer term at a lower rate gives a smaller payment than a shorter term at a high rate, but it costs more interest over the years. The 15.17% line isn’t a typical offer either. It’s the ceiling Achieve advertises.

Fees and closing costs

Closing fees at Achieve range from $750 to $10,304, depending on the line amount and state law. They may include an origination fee of up to 4.0% of the line and an underwriting fee of $725, if the state allows both. A second disclosure on the same page puts the origination fee at up to 3.50% where permitted, so the number in your own offer is the one that counts.

Closing fees$750 to $10,304Depends on the line amount and state law. The HELOC page doesn’t break the total down

Prepayment penaltyNoneNo early prepayment penalty
InsuranceVariesProperty insurance is required, and flood insurance may be required depending on location

Amounts from Achieve’s HELOC page, October 13, 2026. The page doesn’t say whether closing fees come out of your proceeds or get added to your balance, so ask before you sign.

To size it: at the top of the origination range, a $50,000 line could carry up to $2,000 in origination plus $725 underwriting, or $2,725. On $100,000 that ceiling is $4,725. Those use Achieve’s maximums, and yours could be lower.

Next stepAsk Achieve for the closing fee total and the APR together, then set them beside a quote from your own bank or credit union.

Meeting these doesn’t mean approval. Offers vary and are subject to eligibility, application review, loan amount, term and lender approval.

How long does an Achieve HELOC take?

Achieve gives three different funding times. The HELOC page advertises a decision in minutes and funding in as fast as 5 days once you’re approved, then a close-and-fund time of 10 to 12 days and an average of 10 to 12 business days. An article on the site puts the average at 11 business days, with some borrowers reaching the closing table in as few as five days.

If the line is on your primary home, a three-business-day federal cancellation period applies after closing, and you can’t touch the money until it passes. Plan on about two weeks, and treat 5 days as the fast end.

Achieve HELOC pros and cons

Here’s how the published terms net out.

Pros

  • A fixed rate. Your rate won’t change, so the payment is predictable.
  • Principal from day one. Payments pay down the balance from the first month, with no interest-only phase.
  • A big range. Lines run from $15,000 to $700,000 with 10, 15, 20 or 30 year terms.
  • A 600 minimum. The published credit floor is 600.
  • Real people. You can apply online or work with a licensed Mortgage Advisor.
  • No prepayment penalty. You can pay it off early without an extra charge.

Cons

  • Full draw at closing. You take the whole approved amount on day one and pay interest on all of it.
  • Closing fees up to $10,304. They may include origination of up to 4.0% and a $725 underwriting fee.
  • The best APR comes with conditions. The lowest rate needs a 700 FICO, 40% CLTV, 15% DTI, autopay and a 10-year term.
  • No state list. Achieve doesn’t publish where the HELOC is offered.
  • Owner-occupied only. Second homes and investment properties don’t qualify.
  • Mixed numbers. Achieve gives different funding times on different pages, and two origination caps on one page.
  • Your home is the collateral. Falling behind on a HELOC puts the home at risk.

Is Achieve legit?

Yes. The HELOC comes from a licensed mortgage lender, not a scam. Achieve Loans operates under NMLS ID 1810501 and lists mortgage licenses or registrations in 31 states on its licenses page, and Achieve.com holds NMLS ID 138464. Those details come from Achieve’s site. We didn’t look them up on NMLS Consumer Access, which you can do with the same IDs.

Legit isn’t the same as right for you. The real questions are the closing fees and the rate you’d actually be offered.

Achieve HELOC reviews: what customers say

There’s no star rating on this page. Trustpilot blocked our read of Achieve’s profile today, and we didn’t confirm a Better Business Bureau profile for Achieve Loans, so we have no score or review count we can stand behind. Before you sign, read both sites yourself, and read the recent complaints, not just the average.

Compare before you apply: Figure and Upstart Home Lending

A quote from one lender isn’t a comparison. Two other online HELOC lenders we’ve reviewed cover the same ground with different trade-offs, so it’s worth pricing at least one of them next to Achieve.

Achieve figures were read on October 13, 2026. Figure and Upstart Home Lending figures are from our reviews, read on October 6, 2026. We leave APRs out of this table because each lender’s APR depends on a different set of conditions. They’re in the Figure HELOC review, the Upstart Home Lending HELOC review and the Achieve section above.

Figure: a bigger line and a published state list

Figure offers lines up to $750,000, which is $50,000 above Achieve’s top, and it publishes its states: 48 and Washington, D.C., with no HELOC in Hawaii or New York. Its fees are structured differently too. Figure’s one lender fee is an origination fee of 0% to 4.99% of the initial draw, where Achieve’s closing fees run $750 to $10,304 and may include origination and underwriting. Both advertise funding in as few as 5 days, and Figure’s claim is for qualifying loans under $400,000.

Neither one is cheaper on paper, because the real cost depends on your rate, your fee and your line. Get both numbers and compare the payment and the fee in dollars.

Upstart Home Lending: a soft rate check and a published state list

The HELOC from Upstart Home Lending is available in 35 states and Washington, D.C., and you could check your rate with a soft credit inquiry that won’t affect your credit score. It’s a narrower product than Achieve’s. Lines run $26,000 to $250,000 with 10 and 15 year terms, and you draw at least 80% of the credit limit when the account opens. It’s available for credit scores starting at 600, the same floor as Achieve, with an easy, online application.

If your need sits between $26,000 and $250,000 and your state is on its list, it’s worth a rate check next to Achieve’s.

Who Achieve suits and who should pass

Achieve could be a fit if most of these describe you:

  • Your credit score is 600 or higher
  • You want a fixed rate and a payment that pays down principal from month one
  • You know the amount you need and will use it soon
  • The home is your primary residence and you live in it
  • You’d like to talk it through with a licensed Mortgage Advisor
  • A fixed payment fits your budget with room to spare

Pass, or at least keep shopping, if you want a line to dip into now and then, since you take the full amount at closing. Pass if the home is a second home or an investment property, if your score is under 600, or if another payment would strain your budget.

If the payment is the problem, a home equity agreement gives you a lump sum with no monthly payments in exchange for a share of your home’s future value. It could cost more than a loan if your home gains value, so compare both. Start with our best home equity agreement companies.

How to apply for an Achieve HELOC

  1. Apply in about 2 minutes. Answer a few questions online or over the phone to see if you qualify.
  2. Talk to a Mortgage Advisor. You get personal service to customize the line to your needs.
  3. Review your offer. Look at the line, the APR, the term and the closing fees together, and compare them with another quote.
  4. Close and receive funds. You could have money in as few as 5 days if approved, and 10 to 12 days is the average. A three-business-day cancellation period applies on a primary home.

Achieve HELOC review: the bottom line

Achieve does what it advertises: a fixed-rate line with a 600 credit floor, principal payments from month one and a real person to talk to. If a fixed rate is the thing you want, it’s worth a quote.

The costs are the full draw and the closing fees. You pay interest on the whole line from day one, the fees could reach $10,304, and the lowest APR needs a long list of conditions that most borrowers won’t meet. Price it against your own bank or credit union and one of the other lenders above, and if the monthly payment is the real obstacle, look at a home equity agreement instead.

Achieve could make sense if your credit score is 600 or higher, you live in the home, you want a fixed rate and you know how much you need.
